Ira Stoll asks whether my flood insurance premium has increased. I can't give a meaningful answer because it's the government, through FEMA, that provides the only flood insurance. That's gone up slightly, as has everything else, but it's not a market price.

After 38 years of this coming-real-soon Armageddon, do you think beachfront property in Florida (and elsewhere) has gone up in price or down? My guess is up, and a lot faster than inflation.
