Another trend

Another recent trend is that DC is no longer a black majority city. I wonder if there's a relationship between these two trends.

You mean blacks are leaving because it's too expensive or that whites, out of racism, will pay more for a house if fewer blacks live somewhere. In any event I think the Case-Shiller numbers include suburban Md. and Va. as well, which have different racial dynamics.
