Thanks for mentioning the zoning angle. Most people don't realize the immense damage that the zoning laws of the 20th century have done. Probably much worse than the damage of more recent monstrosities as Sarbanes Oxley or Dodd Frank -- the cumulative zoning laws perpretrated in so many local jurisdictions around the U.S. hamper entrepreneurs at every turn. Lender's Bagels was lucky to have started well before such terrible laws were effective.
