Today's Dodd-Frank regime treats every mortgage applicant as guilty until proven innocent. Those putting down 50% with impeccable credit are treated only marginally better than those with poor credit and little down. In the end, both will get a mortgage, but the files will be well papered. What have we accomplished? The poor credit borrowers will still default. It will just be harder to blame it on lack of paper.
