The value of land (by itself not including the value of any building on it) emanates from that which is near to it. That is, it emanates from society not from the subject landholder.

Accordingly, its increasing value should be shared with society rather than captured by a landholder that didn't create the societal value. Land should be taxed to capture the incremental value created by society. This could reduce or eliminate the need for taxes on productive people and obviate the need for control of rents.
